₹75 lakh in Maharashtra
Stamp duty 5% = ₹3,75,000. Registration 1% = ₹75,000, capped at ₹30,000. Total ₹4,05,000, or 5.4%.
These are indicative rates for a resale or new residential flat, and they change often. Many states give concessions to women buyers or add a surcharge or cess. Charges are on the higher of the agreement value and the circle (ready reckoner) rate, so enter whichever is higher. Confirm with the sub-registrar's office.

That is 5.40% on top of the price. Budget it as cash: it is usually not part of the home loan.
When you buy a property in India you pay the seller, but you also pay the state. Stamp duty makes the agreement legally valid, and a registration fee records the transfer in your name. Together they usually come to 5 to 8% of the property value.
On a ₹75 lakh flat in Maharashtra, stamp duty at 5% is ₹3.75 lakh, and registration at 1% would be ₹75,000 but is capped at ₹30,000. That is about ₹4.05 lakh in all, or 5.4%. In Delhi, with 6% and 1%, the same flat costs ₹5.25 lakh in duty and fees. Tamil Nadu's 7% and 2% would be ₹6.75 lakh.
The figure many buyers miss is the circle rate. Each state sets a minimum value per square metre for a locality, and duty is charged on that or the deal price, whichever is higher. A negotiated price below the circle rate still attracts duty on the circle value.
This is cash you need at registration. Banks typically fund only the property, so keep it apart from your down payment. The calculator shows the total and the price plus charges.

Several states give women buyers a discount of about 1 percentage point. Rules differ, so check the state's current notification.
Under the old regime, stamp duty and registration can count towards the Section 80C limit in the year you pay them.
Only in narrow cases, such as a cancelled deal, and usually within a time limit.
